Overpriced properties are not what anyone wants!!! When a buyer contracts to purchase a property, most always (if there's a loan involved...and sometimes cash buyers want them, too)...there's an appraisal done on the property to make sure it's not overpriced from the lender's standpoint. AND, you don't want to pay TOO MUCH either! Overpriced properties get 'stale' on the market and people start to wonder...what's wrong with the property? Why isn't it selling" Why's it been on the market this long? Don't let that happen!
