The community features a substantial number of single detached homes built around the mid-1980s, with spacious three and four-bedroom layouts. Convenience is supported by easy access to nearby parks, providing excellent outdoor areas within the neighborhood. While the extensive cycling network is limited, driving is straightforward, with ample parking available and quick connections to highways from all parts of the community. Residents have access to primary schools nearby, and a modest selection of restaurants contributes to the local charm and convenience of daily life.

This part of the Seattle metropolitan area is very car friendly. It is very easy to park, and most houses for sale are a rather short car ride from the closest highway. However, the public transit service in this part of the Seattle metropolitan area is not very frequent. Nonetheless, there are a few bus lines traversing the community, and bus stops are generally a short distance away. Cycling is at times difficult in Lakeland South as there are few bike lanes, and there are quite a few hills. Most homes for sale in this community are located in places that are also not very conducive to people who like to travel as pedestrians because running day-to-day errands is inconvenient without a vehicle.

A vehicle is commonly needed in this community to reach one of around 10 supermarkets. There are also a few opportunities for those who value close by restaurants and cafes. Concerning education, locals will appreciate the proximity to primary schools, which are within a short distance from most homes for sale in this community. However, there are only a few high schools and thus they can be a long pedestrian trip away. Apart from public schools, there are private elementary and high schools.

Most areas in this community are very quiet, as there are generally low levels of noise from traffic.
