Prospective applicants who meet the listed eligibility requirements will download a Preliminary Application from website. You must postmark your Preliminary Application by the deadline date indicated in NJHRC.GOV website in the listing. We allow four days after the expiration date of the web listing to receive these applications along with your offer. On the fifth day, a random drawing is held. In the order they appear on the random selection list, applicants will be notified and given seven business days to provide their financial information and a mortgage prequalification or mortgage pre approval for review, to determine if you are income-eligible to obtain a Certification of Eligible Household by New Jersey Housing and Mortgage Agency. Once your acceptable offer is made, our REO Manager/Agent/Broker will prepare the Contract of Sale to be signed by both buyer and seller. The Contract of Sale WILL include language requiring the buyer to sign deed restrictions at closing. After the 3-day attorney review period, our REO Manager/Agent/Broker will provide HAS with a copy of the contract of sale with the completed Attorney Information Form. Your attorney will notify HAS when a firm closing date has been scheduled and HAS will prepare the affordability control documents, which must be signed by the buyer at closing. HAS will also prepare the Deed, which includes affordability restrictions, for your signature at closing. This is the only Deed to be executed at closing; your attorney should NOT prepare an additional deed. At the closing you will be charged a HAS Resale Fee, as outlined in the Notice of Intent of Sell. An invoice will be prepared for this fee and sent to your attorney. This fee covers the costs associated with the resale of this unit and must be included in the HUD1 Settlement Statement.
