    Nestled around the Hamlets of Oyster Bay and Syosset are the Villages that comprise the Gold Coast of Long Island. Some of the Villages are Oyster Bay Cove, Laurel Hollow and Cove Neck.

    As a product of the early days of the Industrial Revolution, the most successful pioneers of business were seeking the seclusion and privacy that the rolling, wooded hills of Long Island's North Shore offered. Many had expansive panoramic views of the Long Island Sound.
    There was the ability to purchase large parcels of land with substantial acreage to accommodate their luxurious lifestyles. Estates with formal gardens, stables, gazebos, and some offering fox hunting were not unusual. The household names of Morgan, Astor, and Vanderbilt were all represented. Otto Kahn's Oheka Castle is one of the remaining mansions giving testimony to this Golden age.

    Over time, due to cost of maintenance and upkeep, fire, inheritance, and financial reversals most of these large estates have been broken up and subdivided into two to five acre estates. This phenomena has given rise to the term "McMansion".

    All the villages are governed by an elected mayor and village board of trustees. They have their own well designed local code of laws which is commonly called the village code/ordinance.

    Normally, questions of land planning and subdivision are left to the village planning board. While serving on the Oyster Bay Cove Planning Board as vice chairman for ten years, I have observed this evolution first hand. The subdivision of these large 100 acre estates into two to five acre subdivided lots is a very difficult and argent process, but well worth the effort for the sub-divider and purchaser who now has a chance to live in this little corner of heaven.
