If you are considering relocating to North Jersey, especially from Manhattan or elsewhere in NYC, Hoboken is a great place to buy a home. Considered by many to be the country's most walk-able city at just over one square mile, Hoboken boasts many real estate options. It has consistently been voted as having the best downtown in Northern NJ, is considered one of the top 10 best cities for new college grads, as well as the most exciting small city in the United States. Hoboken is tops for public transportation and the best dining town in New Jersey. I could go on, but it is clear Hoboken is one great city.

Who knew that nearly 400 years after its establishment in the 1600's, Hoboken would be such a cultural, educational, commercial, residential and tourist hot spot? Home buyers in Hoboken enjoy numerous events, such as ethnic and music festivals, parades and other activities. Hoboken residents also enjoy various retail stores, diverse cuisines, a thriving arts community and impressive views of the New York Harbor and Manhattan skyline.

You can start catching up on Hoboken’s rich heritage at the Hoboken Historical Museum. Visit the birthplace of Frank Sinatra. Enjoy a walk at the Hudson River Waterfront Walkway, while making your way to Pier A Park. This is just the tip of the iceberg that is the incredible list of amenities available to residents of Hoboken.

With an abundance of luxurious homes for sale, you would be remiss not to consider Hoboken when looking for a home and community in North Jersey. There are plenty of attractive condos available at Harborside Lofts, the Hudson Tea Building, Maxwell Place, and The Sky Club, to name a few. Prices for these luxury condos of course depend upon the location and size of the property, but you can find 1 to 5 bedrooms condos ranging from $450,000 up to $5,200,000, with a median home sale price of $869,000.

Rentals in Hoboken are also a hot commodity. One can generate an income stream by purchasing a condo, then converting it to a rental to suit one's needs should the condo be outgrown, by a growing family, for instance. Hoboken rents average $2,200-$3,500 per month and have steadily increased over time.
  • Looking for a great way to enjoy the outdoors and warm summer nights, reconnect with friends and neighbors, or share quality time with loved ones and that special someone? Hoboken’s annual "Movies Under the Stars" returns for another summer of free outdoor movie screenings taking place at Pier A Park overlooking the beautiful Manhattan Skyline! Movies begin at 9:00 pm in June and July and around at 8:15 pm in August. For the best seating, come early and bring a blanket or comfortable low-back chair. This Wednesday's movie will be :

Wednesday June 17 – The Theory of Everything: This film runs 123 minutes, is PG-13, and was nominated for 5 Academy Awards, including best picture, actor and actress. Starring Eddie Redmayne, Felicity Jones and Tom Prior. The story of the most brilliant and celebrated physicist of our time, Stephen Hawking and his wife Jane Wilde. Come out this Wednesday and enjoy a great film under the stars!

One of the nicest things about living in Hoboken is having everything within walking distance. Whether it is last minute items for a dinner party, a newspaper and cup of coffee or just flowers for your significant other, it is always just a few blocks away. It is a great way to support local merchants while throwing in a little exercise in on the side.

  • Hoboken has a diverse selection of homes to choose from ranging from re-purposed loft buildings to brand new and contemporary condominiums lining it's premier waterfront; from the amazing turn of the century Queen Ann style homes lining Hudson, Bloomfield & Garden Streets which remind us of its colorful past to the new contemporary mid-rise buildings sprouting up throughout the town showing us it's bright future. When consulting with new buyers we like to show them the various styles available to determine their design preferences.

There's lots to choose from and a style to fit most tastes. What's your style?
  • Great location? Yes! Quality construction? Check! Luxury amenities? You betcha!

One of the newest luxury condominium buildings in Hoboken is 1450 Washington St, a mid-rise steel and concrete building newly completed by national home builders Toll Brothers in 2012.

Located in the Uptown section of Hoboken, residents enjoy a landscaped rooftop courtyard, lounge area and rooftop terrace with BBQ area. A terrific place to relax and take in some incredible views! You also get to enjoy a state-of-the-art fitness center, 24 hour attended lobby and a door-to-door shuttle to the PATH. Kiddies and parents love the children's play room and there is a terrific park with swings & slides and an open area for more fun and games! Residents will have access to a future rooftop pool when 1400 Hudson Street is competed.

Inside you'll find 9 foot ceilings, gourmet kitchens with gas cook-tops and Bosch and Kitchen Aid stainless steel appliances. Luxurious master baths with European style cabinets. Nice and modern floor plans give you fantastic space to relax and entertain in. Some homes have a private balconies and a few lucky residents were allowed to purchase their very own private rooftop terrace on a first come first served basis and every home has an in unit washer and dryer. Many units include parking and there is monthly parking right across the street.

You'll enjoy easy access to the waterfront promenade, numerous parks and Uptown Hoboken's many restaurants including, Bin 14 Wine Bar, The Madison, Baja, Las Olas Sushi, Turning Point Cafe and the Pilsner Haus Biergarten just to name a few!

A New York City bus is just a block away, the NY Waterway ferry into midtown is also just minutes away and having the private residents shuttle to the PATH makes getting into the city super easy.

If you like newer construction, lots of in building amenities and easy access to restaurants, shops and commuting into NYC, this could be a great place to call home!
  • When people in Hoboken want to buy a condo, there are a couple of ways to go about this. One route is to try and do it yourself while the better approach may be to have an expert in your corner and on your side.

I have been a full time Broker – REALTOR for 13 years now and I’d like for you to consider why having a professional agent as your resource will make your buying journey a successful one.

An experienced local agent gives you an insider perspective to the inventory of homes and insights into the area, will guide you with the in’s and outs of structuring offers, will smooth out negotiations and help the management process of the purchase transaction and they will connect you with their professional networks.

How would you like to be notified about the current inventory and about the new condos coming to market before they do and even the condos being sold “off the grid”, meaning they are not on the MLS and not on Zillow, Trulia etc. Wouldn’t it be great to be the 1st to know about these?

How about learning the strategies that work when buying or selling in different types of markets and scenarios such as a balanced market, buyers market or in a sellers market condition, would that be helpful? By the way, how does one know which market they are in? A good agent can explain this to you.

Also, an expert agent in your corner is up-to-date on what’s going on in the neighborhoods where you want to live. What’s nearby and what may be coming soon. Is there a church nearby? Do you love the sound of church bells or is that ringing to your ears? Or how about something most people don’t think about which is that the garbage collection in Hoboken comes early in the morning six days a week. If that is happening right outside your window, might that affect the quality of your living experience? An expert agent on your side will point that out.

The most important goal is making sure you have an offer that you are totally comfortable moving forward with and one that will get accepted by a seller. Some of the strategies we advise clients on are: How to structure a winning offer; what tools to implement and how to stand out from the competition during multiple buyer situations. We can get you insights into the types of offers that are getting accepted by the sellers as we are in the market everyday and getting deals done.

The process of negotiation can be a delicate matter as well. The detachment of an agent can help take the emotions (the buyer really wants this property; the seller is emotionally attached to this condominium) out of the equation, and get the best deal for the client. An exceptional agent will be a strong negotiator, working on your behalf and will have the reputation that is respected within the real estate community and can negotiate from a position of trust.

After your offer is accepted, a buyer can tap instantly into our professional networks where we can make sure that you are surrounded with the right team of attorneys, title companies, home inspectors and other vendors critical to getting a deal closed.

Most people do not try to represent themselves in a courtroom situation, for good reason. They need the expertise of an attorney. That goes for patients in an operating room and doctors as well.

Purchasing or selling is usually one of the largest possessions and transactions in one’s lifetime. Don’t settle for anything less than having an expert REALTOR in your corner and right beside you every step of the way!

    Cheers to happy buying!

    Hoboken, NJ
There are so many things to love about Hoboken it could fill up the entire website, so I will just list a few. Aside form the obvious proximity to the City and great restaurants and nightlife, there are many other things to enjoy in this one square mile town! For example, how about our annual Arts and Music Festival when Washington Street is shut down and flooded with local bands and artists showing off their work?! Or movies under the stars in the summer when Pier A boasts a huge inflatable movie screen which draws hundreds to watch some of the latest hits! So many things going on you have to come and see! You won't want to leave!
  • One of my favorite places to relax, exercise or to take visitors and clients to is the much admired Hoboken waterfront

Residents have been flocking to the waterfront for hundreds of years to enjoy the amazing views. Today one can take in the mesmerizing New York City skyline where you'll be able to see the Empire State building, Freedom Tower and other iconic buildings and landmarks dotting the Hudson River on the New York side.

The beautifully landscaped Hoboken waterfront promenade is lined with tress, public parks, viewing piers, open fields to sun and lounge on, a soccer field, skateboard park and restaurants.

On any given day you'll find families strolling, joggers, bicyclists and couples holding hands. It's also a favorite spot for those wanting to view the annual Macy's 4th of July fireworks extravaganza which is right on the Hudson River.

If you're still undecided about making Hoboken your home, I suggest you take a walk down to this wonderful area. You'll be glad you did and you'll see one of the many reasons why people love living here.

    Happy strolling!
  • Hoboken certainly has some well known chain restaurants like Starbucks, McDonald's, Subway, Blimpie, Crumbs and Ben & Jerrys, just to name a few. However, what's great and unique about the town is that it also has many mom & pop food shops and cafes like Giorgio's Bakery, Empire Coffee and Tea, Le Bouche, Sweet, Ali Baba's, Seven Star Pizza, Benny Tudinos, Augustinos, Vito's Italian Deli, Schnackenberg's and many more that you'll see in my pictures.

If you think your taxes are too high for the value of your home, I suggest you look into appealing your taxes. If you lost your home during fire or flood and you are still renovating, you have a chance to reduce your taxes for as long as your home is uninhabited. Appeal deadline is April 1 of each year. The best way to find out if you have a chance for the appeal, is to call Tom Stack (a family of tax assessors for more than 90 years in Hudson County) and ask for a free and quick assessment on whether you should appeal your taxes. Mr. Stack can be reached at 201.659.1000

Ever wonder where the taxes are recorded? They are a public record. If you can't find your tax papers, you can go to njactb.org and look up your taxes, square footage and the year your building was built. The information is exact for the most part but I have experienced some discrepancies on the square footage especially for the older buildings. Don't forget, the appraisers always use these recorded numbers for their report. Some buildings are tax abated, such as Metro Stop (800 Jackson St) in Hoboken or Mandaley on Hudson (20 2nd St) in Newport. The best way to find out what the taxes are is to call the tax assessor office and get the exact information from them. Here are the current phone numbers:
Hoboken Tax Assessor Office (Assessor Sal Bonaccorsi) Tel: 201. 420.2023/201.420.2025
Jersey City Tax Assessor Office (Assessor Eduardo C.Toloza, CTA) Tel: 201.547.5132
  • Hoboken has many things to offer, one of them being music and music lessons. A staple of Hoboken since 1995, the Guitar Bar at 160 1st street has been offering lessons for various instruments for people of all ages. Additionally they offer group classes for young children at their 2nd store (the Guitar Bar Jr. on 11th st) which opened its doors in 2010. Also, if you're looking to purchase an instrument they have new and used instruments available.

Don't miss the specials at this 100 year old Italian Deli in Hoboken. They get their fresh bread from Dome Bakery every day. You pick your choice of bread and then proceed to order your mix of homemade mozzarella and any meat you like with their signature hot peppers topping. I have traveled to many cities in the US and, hands down, the best mozzarella cheese is found in our little town. My brother is a big food lover and each time he visits us, he must make a visit to Fiore's for their corned beef mozzarella sandwich.
  • Hoboken has many new businesses that have renovated historic buildings but kept the integrity of the structure in place! Check out the Walgreens pictured above in the old Hudson city savings and loan building!
  • Over looking Church Square Park, the Hoboken Public Library is a great place to relax and read a book or take one of the free classes frequently offered. The library is in a historical building that is over 115 years old.

Seven months pregnant, working for a young and vibrant .com company, my husband and I still didn't want to leave NYC. We searched for two years uptown, downtown, midtown NYC. We made trips to Brooklyn, and Bronx until one of our friends mentioned Hoboken, NJ to us. We said "NEW JERSEY"? We thought, we would never leave NYC for "NEW JERSEY". Not sure why, none of us are true New Yorkers. I am from Iran and Fred is French, but after living four years in NYC, you are a true New Yorker, no questions asked.

Our first visit to Hoboken was as quick as taking the subway from 23rd street to WTC. We walked as far as 222 Grand Street to visit a For Sale By Owner. The owners were proud of their detailed upgrades, but we didn't buy that home. We hired a local expert, a great agent who made this process a lot easier for us. We were planning to have a baby and if we moved to New Jersey, we wanted to buy a car to enjoy outdoors more often, so parking was a big deal to us. Our agent worked with our must-haves (top floor, 1500 sqft, elevator, parking and a window in the kitchen... I was not an easy buyer). We loved our home, it was love at first sight. Lots of natural light from double exposures (north and south) more than 1500 sqft and a lovely window in the kitchen) and we raised two boys there.

We met so many international families in the park who have made the same decision and had moved from NYC to Hoboken. The proximity to bus stops to Port Authority, PATH to NYC and easy access to NJ TPK, Lincoln, and Holland Tunnel gives this town an incredible accessibility to NYC and suburbs. That is my story from 12 years ago and, interestingly enough, not much has changed. I still welcome the same demographic: young professionals who are looking to nest in a simpler place than NYC, but still wish for short commute to work every day.
