Considered by many to be the country's most walk-able city at just over one square mile, Hoboken boasts many real estate options. Hoboken is tops for public transportation and the best dining town in New Jersey. I could go on, but it is clear Hoboken is one great city.

    Who knew that nearly 400 years after its establishment in the 1600's, Hoboken would be such a cultural, educational, commercial, residential and tourist hot spot? Home buyers in Hoboken enjoy numerous events, such as ethnic and music festivals, parades and other activities. Hoboken residents also enjoy various retail stores, diverse cuisines, a thriving arts community and impressive views of the New York Harbor and Manhattan skyline.

    You can start catching up on Hoboken’s rich heritage at the Hoboken Historical Museum. Visit the birthplace of Frank Sinatra.     There are so many things to love about Hoboken it could fill up the entire website, so I will just list a few. Aside form the obvious proximity to the City and great restaurants and nightlife, there are many other things to enjoy in this one square mile town! For example, how about our annual Arts and Music Festival when Washington Street is shut down and flooded with local bands and artists showing off their work?! Or movies under the stars in the summer when Pier A boasts a huge inflatable movie screen which draws hundreds to watch some of the latest hits! So many things going on you have to come and see! You won't want to leave!
  • One of my favorite places to relax, exercise or to take visitors and clients to is the much admired Hoboken waterfront

    Residents have been flocking to the waterfront for hundreds of years to enjoy the amazing views. Today one can take in the mesmerizing New York City skyline where you'll be able to see the Empire State building, Freedom Tower and other iconic buildings and landmarks dotting the Hudson River on the New York side.

    The beautifully landscaped Hoboken waterfront promenade is lined with tress, public parks, viewing piers, open fields to sun and lounge on, a soccer field, skateboard park and restaurants.

    On any given day you'll find families strolling, joggers, bicyclists and couples holding hands. It's also a favorite spot for those wanting to view the annual Macy's 4th of July fireworks extravaganza which is right on the Hudson River.

  • Hoboken certainly has some well known chain restaurants like Starbucks, McDonald's, Subway, Blimpie, Crumbs and Ben & Jerrys, just to name a few. However, what's great and unique about the town is that it also has many mom & pop food shops and cafes like Giorgio's Bakery, Empire Coffee and Tea, Le Bouche, Sweet, Ali Baba's, Seven Star Pizza, Benny Tudinos, Augustinos, Vito's Italian Deli, Schnackenberg's and many more that you'll see in my pictures.

    If you think your taxes are too high for the value of your home, I suggest you look into appealing your taxes. If you lost your home during fire or flood and you are still renovating, you have a chance to reduce your taxes for as long as your home is uninhabited. Appeal deadline is April 1 of each year. The best way to find out if you have a chance for the appeal, is to call Tom Stack (a family of tax assessors for more than 90 years in Hudson County) and ask for a free and quick assessment on whether you should appeal your taxes.     Ever wonder where the taxes are recorded? They are a public record. If you can't find your tax papers, you can go to njactb.org and look up your taxes, square footage and the year your building was built. The information is exact for the most part but I have experienced some discrepancies on the square footage especially for the older buildings. Don't forget, the appraisers always use these recorded numbers for their report. Some buildings are tax abated, such as Metro Stop (800 Jackson St) in Hoboken or Mandaley on Hudson (20 2nd St) in Newport. The best way to find out what the taxes are is to call the tax assessor office and get the exact information from them. Here are the current phone numbers:

  • Hoboken has many things to offer, one of them being music and music lessons. A staple of Hoboken since 1995, the Guitar Bar at 160 1st street has been offering lessons for various instruments for people of all ages. Additionally they offer group classes for young children at their 2nd store (the Guitar Bar Jr. on 11th st) which opened its doors in 2010. Also, if you're looking to purchase an instrument they have new and used instruments available.

    Don't miss the specials at this 100 year old Italian Deli in Hoboken. They get their fresh bread from Dome Bakery every day. You pick your choice of bread and then proceed to order your mix of homemade mozzarella and any meat you like with their signature hot peppers topping. I have traveled to many cities in the US and, hands down, the best mozzarella cheese is found in our little town. My brother is a big food lover and each time he visits us, he must make a visit to Fiore's for their corned beef mozzarella sandwich.
  • Hoboken has many new businesses that have renovated historic buildings but kept the integrity of the structure in place! Check out the Walgreens pictured above in the old Hudson city savings and loan building!
  • Over looking Church Square Park, the Hoboken Public Library is a great place to relax and read a book or take one of the free classes frequently offered. The library is in a historical building that is over 115 years old.

    Seven months pregnant, working for a young and vibrant .com company, my husband and I still didn't want to leave NYC. We searched for two years uptown, downtown, midtown NYC. We made trips to Brooklyn, and Bronx until one of our friends mentioned Hoboken, NJ to us. We said "NEW JERSEY"? We thought, we would never leave NYC for "NEW JERSEY". Not sure why, none of us are true New Yorkers. I am from Iran and Fred is French, but after living four years in NYC, you are a true New Yorker, no questions asked.

    Our first visit to Hoboken was as quick as taking the subway from 23rd street to WTC. We walked as far as 222 Grand Street to visit a For Sale By Owner. The owners were proud of their detailed upgrades, but we didn't buy that home. We hired a local expert, a great agent who made this process a lot easier for us. We were planning to have a baby and if we moved to New Jersey, we wanted to buy a car to enjoy outdoors more often, so parking was a big deal to us. Our agent worked with our must-haves (top floor, 1500 sqft, elevator, parking and a window in the kitchen... I was not an easy buyer). We loved our home, it was love at first sight. Lots of natural light from double exposures (north and south) more than 1500 sqft and a lovely window in the kitchen) and we raised two boys there.

    We met so many international families in the park who have made the same decision and had moved from NYC to Hoboken. The proximity to bus stops to Port Authority, PATH to NYC and easy access to NJ TPK, Lincoln, and Holland Tunnel gives this town an incredible accessibility to NYC and suburbs. That is my story from 12 years ago and, interestingly enough, not much has changed. I still welcome the same demographic: young professionals who are looking to nest in a simpler place than NYC, but still wish for short commute to work every day.
