Of the hundreds of decisions associated with selling your home, choosing an agent might be the most important one you make. Most people choose one of two ways: either the agent's skill, integrity and strength of marketing plan, OR the agent's price opinion of their home.
There are some risks associated with choosing based on price opinion. Unfortunately, some agents inflate the price opinion in order to get the listing. We call this "buying" the listing. If you think about, it's human nature... I would want to hire the person who thought the most about my home, too. This approach has some risks, though. Over pricing the home will lead to fewer showings and offers. The agent will then likely begin asking for price reductions. We know statistically that a house with price reductions stays on the market three times longer and ends up selling for less than if it had been priced properly from the beginning. Obviously, this creates stress for the seller and results in less money in your pocket.
Will you choose the agent who predicts the highest sales price? Or will you choose the agent who will put the most money in your pocket?
