AN INTRODUCTION TO THE HOME BUYING PROCESS
I have achieved certification as an Accredited Buyer’s Representative (ABR) to provide quality service when I represent you to buy your next existing or new build home. My certification as a Military Relocation Professional (MRP) adds to my ability to provide quality service to the military families relocating in-and-out of the four major installations in Colorado Springs; and, the MRP certification complements my personal relocation experience as a retired Air Force CMSGT.
To prepare you to purchase your next home I will go over the Home Buying Process; set up a Multiple List Service (MLS) search for homes meeting your specific criteria, to alert us immediately when homes meeting your criteria come on the market; discuss the negotiating process to obtain the best purchase price for the home of your choice; explain the actions and timelines involved when you have a contract to purchase your next home; and, discuss how I will manage those actions and timelines in a manner to take the contract to closing with the greatest amount of convenience to you.
AN INTRODUCTION TO MY APPROACH TO SELLING YOUR HOME
My approach to marketing, advertising, and representing you is designed to sell your home—for the most amount of money, in the least amount of time, with the greatest amount of convenience to you. When you have an offer from a buyer I will work with you and the Buyer’s Agent to negotiate a purchase price that will obtain the greatest value for your home. When your home goes under contract with the buyer I will manage the actions and timelines required by the contract to take the contract to closing.
My first step in the marketing process is the completion of an analysis of comparable homes sales in your area to provide you a Fair Market Value of your home; it will be the basis for you to set the sale price of your home.
The second step is for me to create an impressive photographic and written description of your home for placement in both the Pikes Peak and Denver Area Multiple Listing Service (MLS).
An effective MLS description is much like a resume’ for a job; so, I Make it Stand Out to get the interview (buyers in your home!). My MLS listing logically sequences 35 photographs taken by a professional photographer; and, I describe how your home’s features and location satisfy and exceed the needs of many families.
