As homebuyer demand continues, May saw a 10.3% jump in sales over April and a 5.1% increase over May last year, which is slightly higher than the average year-over-year sales increase of 4.5% so far in 2016.

With the 2016 home-buying season just starting, April sales saw a 7.5% increase over March and a 3.2% rise over April last year, which nearly matches the average year-over-year sales increase of 4.3% so far in 2016.

The 2016 home buying season began in March with a 33.4% jump in sales from February among the 53 metro areas surveyed for the RE/MAX National Housing Report, which is a little better than the 31.0% seven-year average of February to March increases.

As the popular home buying season approaches, February sales saw a jump from both January and last February. The year-over-year change was 4.8% and the increase over January was 5.8%, which is in line with the 5.2% average seen in each month of February since 2009.

January home sales were 6.3% higher than those one year ago, about the same year-over-year increase seen in December. At the same time, anticipated seasonal trends resulted in 31.7% fewer sales in January than December. Since January 2009, the average drop in sales from December was 27.6%.

After two consecutive months with falling home sales, December roared back with 6.1% more sales than one year ago. On a month-over-month basis, December sales were much higher than expected at 22.5%.

For only the third month in 2015, November home sales were lower than sales one year ago, although the drop was just 1.4%. Over the last eight years, November sales have fallen an average of 12% from the previous month, but this year the drop was nearly double that amount at 22.6%.

Following the hottest summer selling season in years, October home sales cooled down 7.7% below sales in September, and 0.8% lower than October 2014. October and January were the only two months of the year that saw lower home sales than the same month last year.

After a hot summer selling season, September home sales followed an expected seasonal trend and cooled off 8.6% lower than August, but were still 6.8% higher than September 2014. The number of completed transactions was the highest seen in the month of September since the RE/MAX National Housing Report began collecting data in 2008.

August home sales were 5.0% higher than August 2014 and were 27.6% greater than the sales in August 2008, the first month of the RE/MAX National Housing Report. Completed transactions in August were 11.4% lower than in July, which was the second best month for home sales since 2008.
