Convenience is the name of the game!!

Roads, buses, trains; multiple convenient transportation options make life in Montville Township a lot easier! One main road, Changebridge Road, connects to Rt 80 and Rt 46 to the south, and Rt 202 by Rt 287 in the north.

Of course, many side roads and other main roads branch off to a variety of single-family home streets and townhouse developments, with several bus stops scattered throughout, and a newly re-developed train station as well if you would like to head to NYC, Philadelphia or the Jersey Shore by train.

Despite being a well-populated town, Montville is a special place that still has farms like Conklin Farm, which provides a convenient, local option for pumpkin-picking, corn maze and hay rides. In the fall, delightful hand-made signs start popping up around town directing visitors to the autumn U-Pick. Around 18-acres, the farm is not overwhelmingly large, but it sure is a great stop in the fall for delicious Pumpkin Pie, Candy Apples and Homemade Apple Cider Donuts!

On one day every spring, the farm transforms into "Hot Rod Farm", and hosts a classic car show put on by Dead Mans Curve Custom Hot Rod Club. The amazing "Hot Rod Party" showcases rows and rows of classic cars, live bands, vendors, Monster Truck rides, and often raises money for local charities. Rumor has it that celebrities occasionally stop by the car show, and Henry Winkler - the producer/actor who played Fonzie on TV's Happy Days sitcom - was once spotted checking out the hod rods.

Whether picking pumpkins, checking out classic cars, or just enjoying the view while passing by, Montville residents are fond of this picturesque farm located along a main road near the border with Boonton.
  • Certain under-populated areas, including all of Sussex County, map-qualify for 100% financing through the USDA. If a seller is willing to offer the buyer a concession for closing costs on top of that, a virtually no-money-out-of-pocket purchase is very possible! With this strategy, typically a buyer's only out of pocket cost is the home inspections.
Mediocre credit with FICO scores 580 or better may even get approved for this 100% USDA mortgage (there are limits to home price and income to qualify, so check guidelines with your mortgage professional).
In most cases, the monthly mortgage payment may even be lower than rents of comparable homes! This program invites renters to become homeowners and saves them thousands at the same time!
How, you ask? Even if you rent a house, you are looking at $4,000 to $6,000 out of pocket for first month rent, security deposit, and real estate fees. Buying with this strategy instead, not only eliminates shelling out the $4,000 to $6,000 up front, but the first mortgage payment is typically not due until the next month after you move in as well.
So why rent, when you can own for zero out of pocket? Put that rental start-up cash back into your bank account, possibly gain a new tax write off and have a mortgage payment lower than comparable home rents? For example, for a home that qualifies, the monthly payment (including taxes & insurance) is estimated to be about $1,660 with today's 4% interest rate. Comparable rental homes in that area are currently going for $1,850.

This property map-qualifies for 100% financing, and the owner is paying your closing costs!
