So, I was trying to decide what I would write for my next insight and luckily a friend from my past came to the rescue. This friend was a college roommate who we will call "Kevin".
After posting the link for one of my insights on a very popular social media website, not only did I get a "Like" from Kevin, but I also got a message from Kevin suggesting I write about refinancing.

He suggested I write about refinancing since this is exactly what he had just done with his mortgage.

Kevin's message to me was as follows: "Our notary just left our house. We went from 25 years left on a 30 year 4.5% fixed mortgage to a 20 year fixed mortgage at 3.375%. Our monthly payment stayed the same, but we have now been able to shave off five years and $70k of interest from our loan. The new lender's credit covered almost all fees. I just need enough to cover escrows on the new loan".

The bottom line is that interest rates have come down significantly over past years and chances are that if you took out a mortgage five years ago, you may be able to refinance and save a significant amount of money.

Refinancing, however, will not be right for everyone. For instance, if an individual's credit score has significantly decreased from when he or she first took out a loan, the individual may not be able to do anything about lowering his or her interest rate since credit score is a key factor the lenders look into when determining an individual's interest rate.

If you have questions about whether refinancing is appropriate, you can contact a local bank or other lending institution. You can also contact a local real estate agent who may be able to assist you or at least point you in the direction of someone who can help.

Have you had a chance to take a closer look at your property taxes recently?
If you have a mortgage then it is more than likely that your tax payments are built into your monthly payments to the lender and that you may not be paying close enough attention to the amount of your monthly payment which goes towards paying your property taxes.

Your property taxes are calculated when the local tax authorities take your local tax rate and multiply it by the taxable value of your home. Other than intelligently voting for local elected officials who determine the tax rate and taking part in revenue issues that appear on local ballots, there is not much that you can do to lower your local tax rate. However, there is more that you can do to ensure that your home’s taxable value is accurate.

To help ensure your home’s taxable value is accurate, there are two types of information that you should gather. The first is to see how the local tax assessor has treated the taxable value of other homes, similar to yours, in your community. The second is to gather information about the recent sale prices of other homes, similar to yours, in your community. A local real estate agent can help you with gathering this information. If after gathering this information, you determine that you’re home’s value is likely over-assessed, you can file an appeal which may ultimately lead to a lower property tax bill.

The College Board has recognized Hillsborough School District in its annual Advanced Placement Honor Roll. Hillsborough is one of 425 school districts in the U.S. and Canada that simultaneously achieved increases in access to Advanced Placement courses for a broader number of students and also maintained or improved the rate at which their AP students earned scores of 3 or higher on an AP Exam. Hillsborough is one of only 36 districts in New Jersey to receive this honor. Hillsborough was also named to the Honor Roll in 2011. Congratulations to Hillsborough!

On March 8th, the residents of Hillsborough Township are asked to vote for a $2 million dollar referendum for township schools. The two projects that make up this referendum are the replacement of the artificial turf field at Hillsborough High School and the repaving and drainage upgrades of the parking lot at Hillsborough Middle School. 40% of the project is to be funded by State of NJ Debt Service Aid. Once passed by voters, the district will pay the remaining 60% of project costs from the district's capital improvement project reserve, with no property tax increase to taxpayers. Lay back, relax and enjoy the show at Hillsborough Cinemas! Taking a cue from local competitors, Hillsborough Cinemas has introduced VIP luxury seating in 2 of its 10 theaters. In these new theaters, moviegoers can select their seats ahead of their showing, eliminating the need to stand in line, climb over others, and seek out the perfect seat in the dimly lit theater.

You can do this from the comfort of your own home, by purchasing your tickets, and thereby your seats, online at hillsboroughcinemas.net. Having recently seen The Revenant in one of these new theaters, I can say the experience is superb. Personally, I only wish they had a popcorn and soda delivery service so all of my needs are taken care of for me! But, perhaps that is coming soon!

Online grocery shopping, great idea for the busy family

While looking for a way to add convenience to my busy lifestyle, I began researching online grocery services. I had heard of Peapod, offered by Stop and Shop, but I was surprised and glad to see two other stores in our area that now offer this service. Shop Rite, which has many locations in our area, now has Shop Rite from Home, which offers both delivery and in-store pickup options. You can shop by department, view the store's circular, and shop at any time. Pickup and delivery are available seven days per week, and the hours are convenient for you - 9 a.m.-8 p.m. for pickup and 11 a.m.-7 p.m. for delivery. Weis Markets, located in Hillsborough, also offers in-store pickup service. Each of these services is offered for a fee, but they are often waived if your order is over a certain amount. Either way, I am happy to pay for the convenience. You can even use store and manufacturers coupons, and in the case of store pickup, there are designated parking spots for you.
  • Polish Falcons of America is a pan-American non-profit fraternal benefit society uniting people of Polish heritage. One of the chapters, or as they are called "nests," is present right here in Hillsborough, and serves the greater Somerville area. This has been an important organization for those of Polish descent in the United States.

Originally, Polish Falcons were a military organization uniting exiled Polish soldiers fighting for Poland's independence during the 19th century and early 20th century. The first American headquarters were founded in Chicago as early as 1887. The organization played an important role in building the core of the allied forces in World War I and the future Polish Army. Poland finally regained its independence in 1918 with the help of over 35,000 recruits who came from Polish Falcons in the United States. Once that goal was obtained, the Polish Falcons of America devoted itself to social service primarily by helping new immigrants through various welfare programs.

The organization has been especially dedicated to promote physical fitness, well-being, and health among the youth. With its numerous physical education programs and cultural activities this issue is still very much present at the heart of the organization today. I especially recommend this place for parents who would like to familiarize their children with the Polish heritage and who would like them to exercise more. In addition to weekly gym classes, the club offers yearly tournaments in volleyball and bowling - also available to adults!
  • Last Saturday, the long-awaited Fall party at the Polish Falcons finally happened! This event is scheduled once a year in late November and brings together the Polish community, gathered around the Christ the Redeemer parish in Manville. Great food, a raffle with lots of prizes, and dancing until dawn are only a few highlights from that fun-packed evening! If you have any Polish roots, don't hesitate to join us next year - it is a wonderful opportunity to celebrate our common culture and traditions!

Hillsborough is a great place to do just that. Along with a number of parks to entertain, we are mostly in neighborhoods that do just that. A lot of us will be getting together with neighbors to entertain, swim, and barbecue. On the other hand... if it is just the two of you, why not keep it local and visit one of our fine restaurants. Lets make this a restful time to enjoy!

The 3rd Annual Knights of Columbus (Somerville Council #1432) Charity Golf Outing took place on June 22, 2015 at the Heron Glenn Golf Course. All money raised will be used to support local charities in our area. In order to meet this goal we asked for sponsorship from local businesses and individuals.

It was a 1:00 pm shotgun start with lunch, dinner, prizes, and loads of fun included. The cost per golfer was $130 and for a $150 donation, participants could sponsor a hole. "Golf Hole" sponsorship entitled you or your business to have your name highlighted at the Tee Box of the hole you sponsor.

By giving to this event, support can be given to the Raritan Pregnancy Aid Center in Raritan, NJ, and the Samaritan Homeless Interim Program in Somerville (SHIPS) as well as help the Knights of Columbus provide assistance to those in our communities. The Raritan Pregnancy Aid Center provides much needed assistance to unwed mothers in the local area while, SHIPS provides a network of food pantries that supply food staples to families of low income. Any remaining funds the Knights of Columbus will use for supplementing any assistance programs already in place. If you have any questions or would like more information for future Knights of Columbus Charity golf events (Somerville Council #1432), contact Bob Stutz at 908-369-8696 or Kevin Henry at 908-421-2412.

Mayor Tomson announced at the June 9th Hillsborough Township Committee meeting, that the New Jersey Racing Commission advised Hillsborough Township that the application filed by the NJ Thoroughbred Horsemen's Association, Inc, regarding the initial license for the planned off-track waging facility in Hillsborough New Jersey is now complete.

If there are no legal issues identified or new documents that need to be submitted that would render the application incomplete, N.J.S.A 5:5-132 requires the NJ Racing Commission to schedule a public hearing within 45 days in Hillsborough. As such, the New Jersey Racing Commission has scheduled a public hearing for Wednesday, July 22nd starting at 7:00 pm at the Hillsborough High School Auditorium.

Due to the fact that the application is still under review by the NJ Racing Commission, information such as the application is not available until the NJ Racing Commission has completed its review. The appropriate time to address any and all questions would be during the public hearing on July 22nd.
